Beginning a new year can be a challenge for many. Not only do most people make new year resolutions that they have to fit into their schedule, but they also may have tax preparation and children starting a new semester at school. Getting back into a routine after the holidays can be difficult. The new year has always been inspiring to me though. I create goals based on last year's performance, and look forward to a new year of accomplishments with goals and projects written down to look at frequently.
The real estate market in our West Texas area did very well last year. Our office alone closed over 120 transactions in 2013 and sold over $12 million in real estate (sales prices). Regardless of the financial crisis across the country, Alpine and surrounding areas held strong. Granted, we did have our slow times, through cold weather and holidays, and we had a few clients who couldn't obtain financing before closing. With that, comes the stress of working in the industry.
Alpine's statistics last year involved approximately 40% of Border Patrol listings and purchases, 30% of retirees and vacation home buyers, 15% first time homebuyers, and the last 15% for investors and commercial purchases. Over 60% of our sales resulted from past client referrals and the rest from Trulia, Zillow, and walk-ins.
Our average time on the market ranged from 90-150 days with over a dozen homes that were only on the market for 2-3 days and 5 homes that were on the market for over 2 years and finally sold in 2013.
Our biggest challenge in 2013 was finding a lender who would deliver what they promised. We had so many contract closing extensions in 2013! Our goal for 2014 is to find a lender who knows West Texas real estate and who can deliver what they promise and on time.
We are excited for many changes in our office this year. We have many new marketing pieces we are introducing on our listings that will allow for more buyer exposure and many new campaigns to educate our buyers through the process.
